Video Transcript:
“How important is environmentally friendly building these days? To the client, are people looking, you know, for green buildings and to a landlord who may have to do a lot of retrofitting to make a building more energy efficient.
There are clients that are looking for green buildings, primarily large corporations, I think have committed to reducing their carbon footprints and things of this nature.
It’s a big problem in Westchester because we haven’t had any office buildings built since the mid-80s, so we’re not, we’re not in that level of quality. But by the same token, most of the tenants in Westchester are mid-sized to small-sized businesses. They are not as tied into sustainability, let’s say, as some of the larger corporations are.
As far as the landlords are concerned, you know, to change HVAC systems to turn single-pane glass into not only insulated glass but these days they have kind of transitions glass that reduces the heat load that comes into buildings and so on. These are just capital expenses that just don’t make any sense.”
