Howard E. Greenberg, SIOR, President of Howard Properties, Ltd. has announced that his firm has represented a confidential client in the lease of 732 square meters (approximately 7,300 square feet) of office/warehouse space in IJsselstein, Netherlands.
Mr. Greenberg had previously represented this client in a 49,500 square foot lease renewal in New Jersey. Through his membership in the worldwide Society of Industrial and Office Realtors, he retained a highly qualified broker in Holland to partner with him on the transaction.
According to Mr. Greenberg “the client’s needs had changed, and they no longer required as much space as they were occupying. Their present space could not be divided. We also determined that the client was paying a significantly over-market rent in its present space. We located a much higher-quality space, at a more appropriate size and at a more reasonable rent. We saved the client 59% annually in its occupancy cost. It was a very interesting transaction to negotiate, involving language, currency and measurement differences, not to mention different real estate practices and customs.”
