Greenberg, SIOR, President of Howard Properties, Ltd. of White Plains, New York, has announced that his firm has represented the law firm of Wilson Elser in the 15 year lease of 125,000 SF of office space at 1133 Westchester Avenue, White Plains, New York. This is the largest lease in Westchester County in 2011. Mr. Greenberg represented Wilson Elser, in partnership with John Buck Company, the law firm’s national real estate consultants.
1133 Westchester Avenue is a 622,000 SF Class A office building owned and managed by RPW Group, the largest privately held owner of office space in Westchester County, whose President is Robert P. Weisz. Its major tenants include Chubb Insurance, EMC, IBM, ITT and Wells Fargo Securities.
“This transaction is an example of a forward-thinking tenant and a forward-thinking building owner both dealing effectively with the realities of the current marketplace”, said Mr. Greenberg. “The tenant’s lease had more than three years to run when we began our space search. But the current low deal velocity in the market, combined with the impending departure of Starwood Hotels 325,000 SF headquarters from Westchester in the first quarter of 2012, offered unique opportunities for Wilson Elser to relocate to a significantly better building, with a complete amenity package, while locking in today’s advantageous rental rates.” The firm will relocate to its new premises in 2013.
